A market brief has been issued to leasing agents for office space in Sydney and then Melbourne.

It marks the official arrival of the technology and online retailer in the Asia-Pacific region and jobs for administration, technology support, sales and corporate staff.

Amazon has been looking for industrial space in Sydney and Melbourne for the past three years for a distribution centre to store goods for local customers to save on rising freight prices. It remains in the market, but wants to establish an office presence.

Technology companies have been most active in the office leasing market across the country as they ramp up corporate activities.

Google is also in the market for more than 60,000 square metres of space. There are suggestions head office staff are interested in 1 Carrington Street, after redevelopment, and possibly putting support staff at a new Google-designed campus-style site at White Bay in the Bays Precinct, Balmain.

Agents said it was understood Amazon, which has a 2400-square-metre office at 55 Hunter Street in Sydney for its web services, was looking for between 8000 square metres and 10,000 square metres, or about four floors, in a prime location.

That amount of space is available at Charter Hall's 333 George Street, and Aurora Place at 88 Phillip Street to replace law firm Minter Ellison, which has moved to Governor Macquarie Tower.

JLL's national director and head of strategic research, Australia, Andrew Ballantyne, said if Amazon moved to George Street, it would add to the cluster of technology providers forming in the city.

"There is an L-shape forming from Martin Place and along George Street, south to Central, where the main players in the sector are preferring," Mr Ballantyne said.

"Already, LinkedIn has expanded its lease at 1 Martin Place, Apple is in 77 King Street – and is looking for new space – and Twitter has 2000 square metres in the CitiCentre at 2 Park Street, on the corner of George Street."

There is also a retail presence in George Street with the Apple and Samsung stores and the Telstra shop.

Software provider Atlassian also has a leasing mandate in Sydney as it wants to expand out of its 341 George Street office.

Leasing agents said the group had cast its eye at 333 George Street.

After its takeover of Wotif, travel group Expedia needs more space and could look at spare floors at Barangaroo South.

Financial and tax preparation software group Intuit recently moved into 1 O'Connell Street.

Colliers International's national director of office leasing, Cameron Williams, said the NSW office leasing market was leading the way in the first half of 2015 and almost twice as much office space was leased year-on-year.

"The growth in the market is mostly being driven by technology companies and finance," Mr Williams said.
